The ITV Wales studio complex on the outskirts of Cardiff has gone on sale with a price tag of more than £15m.
United Business Media, which leases the 165,000 sq ft site at Culverhouse Cross to ITV Wales, formerly HTV Wales, wants to sell to developers or investors.
The buildings sit in 17 acres of grounds. The package on offer includes a further 40 acres of prime farmland.
ITV Wales, which pays more than £1m a year in rent, has declined to comment. Its lease runs until November 2013.
United Business Media has appointed Cardiff chartered surveyors Cooke & Arkwright and London-based agent Strutt & Parker to handle the sale.
Downsize
The site, which is just off the M4 and just a few miles from Cardiff International Airport, sits on the edge of the Vale of Glamorgan.
Following cutbacks and job losses, various parts of the studio and office complex were let to other occupiers, including independent production companies.
ITV Wales is known to have been looking to downsize and move to new, smaller headquarters in Cardiff Bay.
Cooke & Arkwright director Roger Thomas said: "This is one of the most significant sites to come to the market for some time.
"The site is strategically located in a mixed-use area and offers a number of potential redevelopment opportunities at the lease expiry, subject to planning."
